Last updated: August 2026. These Terms and Conditions apply to all bookings and stays at Casa Emilia, Via Degli Ulivi 21, Lierna, Italy (CIN: IT097043C2QRNV8VIC). Please read them carefully before submitting a booking request.
1. Booking Requests
All reservations at Casa Emilia are submitted as booking requests via our website, WhatsApp, or email. A request does not guarantee a confirmed booking. We will review availability and confirm, decline, or follow up on your request as soon as possible, typically within 24-48 hours. No payment is collected online; payment arrangements will be confirmed directly with you once your stay is approved.
2. Check-In and Check-Out
Standard check-in time is from 3:00 PM and check-out is by 10:00 AM, unless otherwise agreed in writing. Early check-in or late check-out may be available on request, subject to availability.
3. Payment
Payment terms (including any deposit, balance due date, and accepted payment methods) will be confirmed with you directly after your booking request is approved. Full payment details will be provided in your booking confirmation.
City Tourist Tax: A local Tourist Tax of €2 per person, per night applies in addition to the accommodation rate, in accordance with the Comune di Lierna regulations. This tax is not included in the nightly rate and is payable directly (in cash) upon arrival.
4. Cancellations and Changes
Cancellation and refund terms will be communicated at the time your booking is confirmed. We recommend guests arrange their own travel insurance to cover unforeseen changes or cancellations.
5. Occupancy and Guests
Casa Emilia accommodates a maximum occupancy as stated on our booking page. The number of guests must not exceed the confirmed occupancy without our prior written consent. Only registered guests may stay overnight.
6. House Rules
- No smoking inside the property. Smoking is permitted outside in designated outdoor areas.
- No parties or events without prior written permission.
- No pets are allowed at the property.
- Please respect quiet hours and neighboring properties, particularly between 10:00 PM and 8:00 AM.
- Guests are responsible for locking up and securing the property when out.
7. Guest Responsibilities and Damages
Guests are responsible for leaving the property in the condition it was found. Any damage, breakage, or excessive cleaning required beyond normal wear and tear may be charged to the guest. Please report any damage or issues as soon as they occur.
8. Liability
Casa Emilia and its owners are not liable for any loss, theft, injury, or damage to personal property during your stay, except where required by Italian law. Guests use the property, garden, and any amenities at their own risk.
9. Local Registration Requirements
In accordance with Italian law, all guests are required to provide valid identification for registration with local authorities upon check-in. This information is required by law and will be handled in accordance with our Privacy Policy.
10. Force Majeure
We are not liable for any failure to perform our obligations where such failure results from circumstances beyond our reasonable control, including but not limited to natural disasters, extreme weather, government restrictions, or public health emergencies.
11. Governing Law
These Terms and Conditions are governed by the laws of Italy. Any disputes arising from a booking or stay at Casa Emilia will be subject to the jurisdiction of the competent Italian courts.
